What are the complete requirements for a 2 bedroom granny flat designs in Sydney?

As per the 2009 SEPP, the following are the complete requirements in Sydney, NSW:

• 450 metre square minimum area.
• Must have residential zoning.
• 12 metre road frontage. Otherwise, you will have to apply for an attached flat.
• 3 metres from the rear, 1 metre setback from the side boundaries.
• Must be at least 3m from any existing trees over 4 metres in height.
• Maximum area of 60 metres squared.
• Only 1 flat allowed per block.

Are the requirements different if I have a large home?

Yes. If your lot is 900 - 1500 square metres, then the required frontage is 15 metres, the distance from the side is 1.5 meters, and the distance from the rear is 3.8 metres. These are not drastic alterations. You also have the options of converting existing home space into a flat, and they are remarkably versatile housing units.
